Terms of service
Updated 7 October 2026. This is the English translation of the French original, which prevails. By using monrole.ca you agree to the following. It is short, and written to be read.
MonRôle is operated by Max Baker, 1585 Rue Sherbrooke Ouest, Montréal, Québec H3H 1H5, contact@monrole.ca. The site shows the public property assessment rolls of Québec's municipalities, compares each property with similar ones nearby, and, for a fee, prepares a review request ready to sign. There is no account to create. How your information is handled is described in the privacy policy.
An information tool, not an authority
The municipality, the assessment roll, the body responsible for assessment and licensed professionals are authoritative. This site is not.
- The values shown are those of the public roll, as published by the ministry of municipal affairs. They may contain errors, omissions or out-of-date entries, and the roll in force in your municipality may have changed since the last publication.
- The taxes shown are an estimate: the roll value times the municipality's average rate. A real tax bill adds flat charges and the school tax.
- The comparison is between assessments, never sale prices. It says a property is assessed above or below similar ones, not that it is overvalued or that a mistake was made.
- Nothing here is an appraisal, a legal opinion, or advice on a purchase, sale or financing decision. A review request can raise a value as easily as lower it.
- Zoning information and lot lines are convenience copies and must not be used to determine a rule or a legal boundary.
The purchase: a prepared review request
For one property, a single payment of $49 gives access to a printable dossier and to the official review request form, already filled in wherever the roll allows. Exactly what it contains is described on the About page.
- The price is shown before any payment. Payment happens on Stripe's page.
- You complete, sign and file the request with the body responsible for assessment, within the deadline set by law. MonRôle files nothing, does not represent you, and guarantees no outcome.
- The offer is shown only while your municipality's filing window is open. Check the deadline printed on your own assessment notice: it prevails over what the site shows.
- The link to your dossier is personal. It is sent to the address used for payment and kept in your browser. Do not share it.
The figure in dollars
While a municipality's review window is closed, the yearly difference in dollars between a property's assessment and the median of comparable ones, with that median and the full comparables table, is sold for $5 per property.
- It describes the roll in force. It is not money anyone can claim back as a refund of tax paid; the roll it describes can no longer be contested.
- Paying reserves the property for the publication-day email, on the consent shown on the payment page. The address is deleted as that email is sent.
- The $5 is counted toward the $49 review request on the same property once the next roll is published: that request is then $44. A refund of a credited request is the amount paid for it.
- Money back for 30 days, on request, no reason needed.
Reservations of the review request sold before 7 October 2026 keep the terms they were sold under: prepared on the new roll, refunded in full if it shows no case or is not on MonRôle by 15 April 2027.
Refunds
Every purchase is refundable in full for 30 days after delivery, no reason needed: write to contact@monrole.ca. If the dossier never appeared, or concerns the wrong property, the 30 days do not apply: write whenever you notice. The refund goes back to the card used for payment.
Acceptable use
The site is built for an owner looking up properties one at a time. You are asked not to:
- extract the site automatically or in bulk, or overload it; the public roll is offered as open data by the ministry, and that is where to go for a full copy;
- present this site's estimates as official figures, or as MonRôle's figures without stating their source and that they are estimates;
- use the site to identify, locate or harass a person;
- circumvent technical limits or payment mechanisms.
We may limit or block use that breaks these rules.
Liability
The site is provided as is. To the extent the law allows, MonRôle is not liable for a decision made on the strength of the information shown, a review request that is refused, a missed deadline, or an interruption of the service. Where the law does not allow a liability to be excluded, MonRôle's liability is limited to the amount you paid for the service concerned.
Nothing in these terms takes away the rights Québec's Consumer Protection Act gives you.
Other terms
- Governing law. These terms are governed by the laws of Québec and the laws of Canada applicable there. Disputes go before the courts of the district of Montréal, subject to the rules that let you bring a claim in your own district.
- Changes. This page carries the date of its last update. Changes apply to purchases made after that date.
- Language. The French version prevails; this English version is a translation.
